Welcome to AssetGood (referred to as “the Company,” “we,” “us,” or “our”). By accessing our website, using our services, or communicating with our agents, you agree to comply with and be bound by the following terms and conditions.

1. Scope of Service

AssetGood acts as a real estate intermediary (broker) between property developers/owners (“Owners”) and potential tenants or buyers (“Clients”). We facilitate the marketing, viewing, and negotiation process for first-hand and premium properties in Bangkok.

2. Pricing and Currency Disclaimer

  • Approximation: All prices listed on our website or marketing materials—whether for rent or sale—are approximate and for guidance purposes only.

  • Final Agreement: The final price of any property is subject to a formal agreement between the Owner and the Tenant/Buyer. AssetGood does not have the authority to unilaterally fix prices.

  • Currency Fluctuations: While we may display prices in various currencies (e.g., USD, EUR, CNY) for the convenience of our foreign expat clients, all legal contracts and payments within Thailand must be settled in Thai Baht (THB) unless otherwise agreed upon in writing by all parties. AssetGood is not responsible for discrepancies caused by exchange rate fluctuations.

3. Accuracy of Information

While AssetGood strives to ensure that all property details, amenities, and locations (near BTS/MRT) are accurate, the information is provided “as is” based on data received from developers and owners. We recommend a physical or virtual viewing before entering into any binding agreement.

4. No Professional Advice

The content on this website is for informational purposes only and does not constitute legal, financial, or investment advice. Clients are encouraged to conduct their own due diligence regarding lease terms and property laws in Thailand.

5. Compliance with Thai Laws

These Terms of Service, and all transactions facilitated by AssetGood, are governed by the laws of the Kingdom of Thailand.

  • Foreign Ownership: Foreign clients are responsible for ensuring they comply with the Thai Condominium Act regarding ownership quotas or visa requirements for long-term rentals.

  • Data Protection: We handle all personal data in accordance with the Personal Data Protection Act (PDPA) of Thailand.

6. Conflict Resolution and Jurisdiction

In the event of any conflict, dispute, or claim arising out of or relating to our services:

  • The parties shall first attempt to resolve the issue through friendly negotiation.

  • If a resolution cannot be reached, the dispute shall be submitted to the exclusive jurisdiction of the Courts of Thailand.

  • In the event of any discrepancy between the English version of these terms and a Thai translation, the Thai version (or Thai legal interpretation) shall prevail under local law.

7. Limitation of Liability

AssetGood shall not be held liable for:

  • Disagreements between the Tenant and the Owner after a lease has been signed.

  • Maintenance issues within the unit (which are the responsibility of the Developer or Owner).

  • Any changes in BTS/MRT schedules or neighborhood developments.

8. Agency Commission

Our commission structures follow standard Thai real estate market practices.

  • For Rentals: Typically, the Owner is responsible for the commission fee.

  • For Sales: The commission is usually paid by the Seller unless a separate “Buyer’s Agent” agreement is signed.

9. Modifications to Terms

AssetGood reserves the right to update these terms at any time to reflect changes in Thai law or company policy. Continued use of the site constitutes acceptance of the updated terms.
